What does “as-is” mean?

We buy your home as-is, meaning you don’t have to worry about doing any repairs, fixing your home up, getting it ready for showings, or doing any inspections. These costs are factored into our offer, but not having to do these things saves you the money and the headache associated with getting your home ready to sell.

What is an all-cash offer?

“All-cash” means exactly that – all cash for your home! Since we’re real estate investors purchasing your home directly, we don’t rely on traditional financing. When you sell to us, there’s no risk of financing falling through, or closing being delayed.

Will you be listing my house on the MLS or actually buying it?

We’re not real estate agents, so we don’t list houses. We buy houses in Buffalo that meet our purchasing criteria. From there we may fix the house and sell it to another homeowner or keep it as a rental for ourselves. We sometimes assign our Purchase Agreement to another investor as well. No matter what we do, you receive the price we've agreed to pay.

Do you pay fair prices for properties?

We typically buy fixer-uppers, houses that need significant repairs, or houses that need to be sold quickly. As a result, we buy houses at a significant discount. We try to make every offer a win-win for both parties, and our no-obligation process means that you don’t have to move forward with the offer we give you if you don’t like it.

How do you determine the price to offer on my house?

We look at the location of the property, what repairs are needed, the current condition of the property, and the values of comparable houses sold in the area recently. We do NOT use Zillow or their "Zestimate" in our calculations. It's important to remember that we're not buying on-market MLS properties. People sell to us when their situation makes it a good fit.

Are there any fees or commissions to work with you?

NONE! ZERO! When you sell your home to us, you don’t have to worry about paying any fees, commissions, or closing costs. The amount of money we offer you is the amount of money you get. We handle all the rest!

How are you different from a real estate agent?

We are home buyers, not agents. Agents represent you and market your home for a commission - typically about 6% of the sale price. We are buying directly from you without using an agent.

Is there any obligation when I submit my information?

None whatsoever! Once you tell us a bit about your property, we’ll take a look at things, potentially set up a call with you to learn more, and make you an all-cash offer that we believe is fair for both parties. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. You are NOT obligated to sell to us!
